Yes — fully licensed by the CSLB and insured for every job we touch. Urban Construction holds an active California Contractors State License Board license (CSLB Lic. #1030683) as a Class B general building contractor. You can verify any California contractor at cslb.ca.gov before you sign a contract. We carry commercial general liability insurance and workers' compensation coverage on every employee and trade partner on site. Certificates of insurance naming you as additional insured are provided before work begins.

Our contracts include a contingency line item (typically 5–10% on remodels) specifically for the unknowns that come up when you open up walls in an older Long Beach home.

What warranty do you offer on the work?

California's statutory warranty plus our own written workmanship warranty. California law gives you a 10-year statute of repose on latent (hidden) construction defects and a 4-year statute on patent defects. We honor both. On top of that, Urban Construction provides a written 2-year workmanship warranty on all labor and a 1-year systems warranty on mechanical, electrical, and plumbing installations. Manufacturer warranties on appliances, windows, and roofing pass through to you.

Yes — free on-site consultation and itemized written estimate, no obligation. We walk the site, listen to your goals, take measurements and photos, and come back with a written line-item estimate that breaks out demo, framing, MEP, finishes, permits, and contingency. No high-pressure sales calls. For larger projects we offer a paid feasibility/pre-construction phase that produces concept drawings, accurate square-footage pricing, and a permit roadmap — credited back if you proceed to construction.

What's the difference between an ADU, a JADU, and a home addition?

Accepted Answer

ADUs are independent units; JADUs sit inside the existing home; additions expand it. An ADU (Accessory Dwelling Unit) is a fully independent dwelling with its own kitchen, bathroom, and entrance — detached, attached, or a garage conversion. State law caps cities' ability to restrict them and allows up to 1,200 sq ft. A JADU (Junior ADU) is up to 500 sq ft, carved out of the existing house, may share a bathroom, and requires the owner to live on the property. It's the fastest, cheapest path to a rentable unit. A home addition expands your primary residence — extra bedroom, larger kitchen, second story — and is not a separate dwelling. Different permits, different zoning rules, different financing options.

Can you build on a hillside or coastal lot?

Yes — we regularly work in hillside, coastal, and constrained-lot conditions. Hillside projects (Signal Hill, parts of San Pedro, Rolling Hills Estates) require geotechnical reports, caisson or grade-beam foundations, and detailed grading plans. We coordinate the soils engineer and civil work from day one. Coastal-zone projects in Seal Beach, Long Beach's Peninsula, and the South Bay beach cities go through Coastal Commission or local coastal program review. Do you work with my architect and designer, or do you provide design-build?

Both — we partner with outside architects and we offer in-house design-build. If you already have an architect or interior designer, we step in as the GC, value-engineer the drawings, and execute. We're happy to bid against other contractors on a finished plan set. If you'd rather have one accountable team from sketch to keys, our design-build path brings architecture, structural engineering, interior design, and construction under one contract — typically faster and with fewer scope gaps between disciplines.
