Mohave Valley is a broad agricultural and residential area in the Colorado River floodplain, stretching from the river east toward the desert foothills. The community includes several census-designated places — Mohave Valley, Fort Mohave, Arizona Village, Willow Valley, Mesquite Creek, and Mojave Ranch Estates — that function as a single construction market despite lacking a single municipal government. Most permitting runs through Mohave County rather than an incorporated city, which changes the process compared to working in Lake Havasu City or Bullhead City.
The housing stock in Mohave Valley is diverse: older agricultural properties with acreage, manufactured and modular homes on large lots, custom desert builds, and newer tract developments around Fort Mohave. Many parcels are on well water and septic rather than municipal utilities, and the flat valley floor means flood irrigation and high groundwater can affect foundation design in ways that desert hillside lots do not. The proximity to the river also means that some areas fall within floodplain boundaries that restrict building height, elevation, and location.
