Havasu Lake is an unincorporated community on the California side of Lake Havasu and the Colorado River, directly across the water from Lake Havasu City, Arizona. Despite the proximity, building in Havasu Lake is a completely different process because it falls under San Bernardino County jurisdiction, not the City of Lake Havasu City. The community is small and sparse, with a mix of desert homes, seasonal recreation properties, and mobile homes spread across the Chemehuevi Valley. There is no municipal government, no local building department, and no municipal water or sewer — most properties rely on wells, hauled water, or community water systems, and septic systems for wastewater.
Construction in Havasu Lake means navigating San Bernardino County Land Use Services for all permits and inspections, which is a very different experience from working with a city building department. The County office is in San Bernardino, over 200 miles away, which means plan submittals, questions, and corrections happen remotely and take longer. The desert conditions are identical to Lake Havasu City — extreme heat, caliche soils, monsoon drainage — but the permit path, code requirements, and utility infrastructure are California-based.
We plan Havasu Lake projects with the understanding that California code compliance, Title 24 energy requirements, San Bernardino County permitting, and well/septic infrastructure all have to be coordinated from the earliest design stage. Shortcuts in any of these areas turn into expensive problems quickly.
