Parker sits on the Colorado River in La Paz County, about 30 miles south of Lake Havasu City along US-95. The town serves as the commercial hub for a string of river communities stretching along the Parker Strip, a narrow band of waterfront and near-waterfront properties that follows the river south toward the Parker Dam. The housing stock ranges from modest single-family homes in town to riverfront custom properties, manufactured homes on acreage, and seasonal recreation residences that were never built for year-round desert living.
Construction along the Parker corridor means dealing with river floodplain regulations, expansive clay soils in low-lying areas, and a patchwork of jurisdictional paths. Properties inside the Town of Parker go through the Town's building department. Properties in unincorporated La Paz County, including much of the Parker Strip, fall under County permitting. Riverside properties may also need Colorado River floodplain review, and many rural parcels rely on well water and septic systems rather than municipal utilities.
